Mike has over 25 years of business experience in the real estate, finance and energy industries. Within all these industries, Mike was involved with large capital intensive projects with complicated permitting and funding structures. This experience has enhanced Mike’s strength in working with government officials, neighbors and community organizations to reach consensus and shape a development that is positive for all stakeholders.
Mike’s responsibilities for Monument includes all facets of early development with a focus on community outreach. As a project moves closer to permitting, Mike takes a lead in sourcing the capital needs of the development through various equity, debt and tax credit structures. Additionally, he oversees project accounting and investor relations.
Prior to Monument, he co-founded Beacon Equipment Leasing Corp., a specialty leasing business that would eventually be sold to a publicly traded multi-national company. Previously, he held positions ABB Energy Capital and Energy Capital Partners where he sourced financing for energy infrastructure, power generation, and energy efficiency projects throughout the nation. Additionally, Mike held positions at Honeywell and Alumax, Inc.
Mike holds a BS in Business Administration from The State University of New York at Fredonia. He resides with his wife and three children in Charlestown, MA. Mike’s interests include skiing and wake surfing. He currently serves on the local advisory board of the Charlestown Boys and Girls Club and volunteer coaches at Charlestown Youth Hockey where he served on the Board for many years.
Michael T. “Mike” Frawley
Gray has more than 25 years of experience in all aspects of real estate development, construction, management and financing. Gray has the ability to see transformative opportunities in areas that are difficult for many to envision. His deep understanding of permitting for urban development is a core strength in bringing these developments to fruition.
Gray is involved in all facets of the development process at Monument, including leading roles in permitting, project design and construction. His expertise in adaptive re-use of existing urban property combined with extensive construction knowledge have been instrumental to Monument’s success. Gray has acquired developed and sold over $100 million in real estate.
In addition to Monument, Gray founded GrayMac Properties Inc. in the mid 1990’s as a full-service real estate firm in Boston. Gray eventually sold off the company’s brokerage, construction, and property management segments to focus on development. Prior to forming GrayMac Properties, he worked at Capital Realty Group in Boston. He began his career as a project manager for Digney York Associates in New York City, overseeing renovations at national hotel chains. Gray holds a BA in Economics from the University of Richmond. He resides with his wife and three children in Charlestown, MA. He enjoys running and boating on Boston Harbor.

Director - Acquisitions & Development
Mark Chardavoyne is a seasoned real estate and business development executive with over 20 years of experience across construction, consulting, and public-sector engagement. Mark is involved with all aspects of real estate development including acquisitions, permitting, financing and construction.
Mark founded CDV Consulting in 2013 to partner with clients on business development and growth strategies. His initiatives helped organizations to optimize operations, build strategic partnerships, and scale for long-term growth.
Before launching his consultancy, Mark spent over a decade at Suffolk Construction, where he served as Director of both Business Development and Client Service. In these roles, he played a key role in developing client-centric capabilities that helped Suffolk differentiate and secure long-term, profitable partnerships.
Mark’s career is rooted in a deep understanding of Boston’s civic landscape. His early roles as a neighborhood liaison for the Boston City Council and as a project manager for the Boston Redevelopment Authority provided him with invaluable expertise in local government and the permitting process.
A graduate of Boston Latin School and Bowdoin College, Mark serves on the Board of Directors for the Gavin House.
Outside of his professional life, Mark lives with his wife and two sons in Charlestown. He enjoys family vacations and coaching or cheering on his sons in soccer, hockey, and baseball.
