We are always in discussions with property owners interested in selling and reviewing properties sent by real estate brokers. In all cases, we undertake a thoughtful review of the development potential that we feel local leaders and the surrounding neighborhood would support in arriving at a purchase price.
We purchase brownfield properties that need an environmental cleanup to obtain regulatory permission prior to development approval.
We favor overlooked properties that need significant investment and repositioning to create a positive impact on the neighborhood.

One Garden Street
Boston, MA
Acquired as a zoned church in Boston’s Beacon Hill neighborhood. After significant zoning relief was achieved, this adaptive reuse project was able to triple in square footage. Surgical construction enabled additional floors to be placed on top of the existing structure when blending in with the original brick front. The project created 12 new housing units and one retail unit.

17-25 Murdock St.
Somerville, MA
This transformational development was acquired as a multi-building complex which formerly housed a warehouse, laundry and fabrication space. After extensive neighborhood outreach, a Special Permit was issued granting the creation of 22 residential units, 26 garage parking spaces and 8 surface spaces. This project was likely the first 20% affordable project in Somerville.


219-225 Main Street
Charlestown, MA
Acquired as a retail property in Boston’s Charlestown neighborhood with three existing tenants. Creative construction techniques were employed to allow for minimal disruption to existing tenants while additional housing units were added above. A new façade consisting of brick and granite lintels was incorporated into the design to blend with the surrounding streetscape.
